Property Rental Management FAQ
Q. Do I have to live nearby in order to rent my property?
A. No you do not have to leave nearby; we can take care of all the things that need to be done locally. We will email you everything you need from bookings to monthly statements. We will also mail out your monthly revenue cheque, directly to your home or business.
Q. Will my house be ruined with damages?
A. Your home will not be ruined by damages; we make sure that we only rent to responsible adults that can take care of your place while they are there. We also take a damage deposit for each renter that comes in, in the off chance that something happens it is immediately fixed by our maintenance staff. We also have a security firm that works for us and patrols all of the properties.
Q. Will I have to market my property in order to rent it?
A. The lodges at Blue Mountain will take care of all marketing, as described in our marketing plan we will do everything we can to maximize the revenue in your property.
Q. Now that I am renting my place I won’t be able to use it?
A. At any point you can rent your own property, after all it is your house. You can rent it for yourself as much or as little as you wish there are no limits. You can simply log into the website and choose your rental dates and we will make sure that the place is ready for you upon arrival.
Q. Do I have to consult a lawyer to make all the rental documents?
A. No, the Lodges at Blue Mountain have already prepared the entire set of rental documents needed. Some of these documents cover numerous things and fully protect you the owner in every case. These documents have been created for our use by a legal team.
Q. Do I have to clean my house after each person checks out?
A. No, however the property does need to be cleaned after each rental we do offer our own cleaning staff to you at a discounted rate to clean your property after each rental.
Q. Can I control what the price is for my property?
A. You can control what the price is, we will recommend a price for you and it is up to you to see what you wish to rent your property for.
Q. Do I have to remove all of my personal possessions from the property?
A. No, you are more than welcome to have a lock up within the property to keep personal things such as sheets, towels and food if you like. Renters will not have access to these lock ups. If you do leave belongs for the renters they will be responsible for them.
Q. What are your commission rates?
A. The rates can vary, depending on property and location. Please call our office to find out more info about this.
Q. Will my heating and Hydro bills will be extremely high every month?
A. All guests are asked to use the place as if it was their own. They are required to keep temperatures at certain levels and are asked to turn off the lights when they are not in the property. Our staff checks the property immediately after the renters leave and ensure that lights are off and temperature is set accordingly.
Q. How do I get paid? Do I have to come to Blue Mountain each month?
A. You will be paid with a cheque that is sent out on the 15th of each month. The cheque will be mailed to you with a statement showing you all the relevant information.
